The PCHC administers the HUD Housing Choice Voucher Program, serving the entire county, under the direction and supervision of the New York State Division of Housing and Community Renewal. The regulations for the program are set by the U.S. Department of Housing and Urban Development (HUD). The Program is designed to assist very low and low-income households in renting safe, decent and affordable housing by providing monthly payments directly to the landlord to cover a portion of the rent. An eligible household must pay 30% of its family's adjusted monthly income towards rent. However, a family may pay more, but may not exceed 40% of its family's monthly adjusted income when entering into a new lease. There is a long waiting list for rental assistance. Applicants are placed on the waiting list on a first-come, first serve basis according to date and time. All federal preferences have been eliminated effective January 1, 2004 except for the selection of elderly, disabled and handicapped singles before other singles. PLEASE NOTE: IF YOU MOVE OR YOUR CIRCUMSTANCES CHANGE YOU ARE RESPONSIBLE FOR NOTIFYING THE HUD DEPARTMENT IN WRITING. When your name reaches the top of the list you are notified in writing to attend an orientation. At the orientation you will be requested to provide income documentation to determine if you are income eligible. The unit must meet the Housing Quality Standards and rent reasonable for the area. Current Payment Standards for Putnam are: Efficiency 1 Bedroom 2 Bedrooms 3 Bedrooms 4 Bedrooms $1,016 $1,100 $1,223 $1,505 $1,692 After an applicant is accepted onto the HUD Housing Choice Voucher Program, the family must remain in compliance with all HUD and PCHC regulations.
